Market UPDATE 2024 year and the Beginning of 2025

This summary is strictly property types being DETACHED, SEMI-DETACHED AND FREEHOLD TOWNHOUSES in Georgina. Within this category, 2025 is showing that we are stilling sporting a Sellers market with similar reasoning as December...fewer sales and typically sales are not competitive as fewer buyers are out looking during and just after the holiday season. In reviewing January of 2024 over January 2025, same number of sales. Good to note, inventory was much less and sale prices were higher in the DETACHED sector in January 2024 but much lower in the ATTACHED sector.

As I mentioned back in July, I detest the OVERALL general stats that are produced as I do not feel that depicts specific areas accurately.  Especially in areas that have wide proportions of properties.  In my area, we could have a sale of a waterfront property for $3,000,000 and less than a kilometer away, on the same day, there will be a sale of a small cottage with a holding tank and no water feature, selling for $400,000, or even less.
